Where our data comes from
Listing data
Our price baseline (€/m² by neighbourhood, type, and construction period) is derived from analysis of real estate listings for Thessaloniki. Data is collected, cleaned, and grouped to produce reliable statistical baseline prices.
We use listing prices as a starting point, adjusted with a market discount factor derived from historical data to estimate actual transaction prices.
Geographic coverage
At this stage, Axia Home covers selected neighbourhoods in Thessaloniki with sufficient comparable data per sub-area. Areas with insufficient data appear with a lower confidence score.
Expansion to additional cities (Athens, Heraklion, etc.) is in progress.
Update frequency
Data is updated periodically. The date of the last update is reflected in the confidence score — older data leads to a lower score.
What we do not include
- Notarial deeds: We do not have access to official transfer price registries (AADE). Transaction prices are estimated statistically.
- Commercial properties: The model covers residential properties only.
- Auctions / forced sales: Explicitly excluded as non-representative of the open market.
Accuracy & transparency
We do not claim 100% accuracy. Every estimate comes with a price range and a confidence score that honestly reflect the model's uncertainty. Transparency in our methodology is a core value of the service.
